Shellpoint Mortgage Servicing (SMS) is one of America’s top-five non-bank mortgage-servicing companies. What is mortgage servicing? Our clients are businesses that own mortgage loans (such as banks and real estate investment firms). On their behalf, we manage (or "service") their loan portfolios, which means that we collect homeowners’ mortgage payments, pay their tax and insurance bills, and help homeowners in default to get current.
 

Primary Function

Confirms vacancy and condition of a regional portfolio of properties obtained through foreclosure or deed in lieu of foreclosure.  Supervises the repair of properties and recommends anticipated sales prices for properties in individual portfolio.  Negotiates sale of properties and assists in gathering documentation and customer signatures to facilitate the sales process.  Completes Appraisal and Marketing Plan ("AMP") form for each assigned property on an as requested basis.   Performs field visits (which may include property inspections and occupancy checks) every two weeks and/or on as requested basis. 

 Principal Duties

  • Determines the value of properties through the use of an AMP form.
  • Recommends repairs and improvements necessary on Real Estate Owned ("REO") properties that will maximize profitability on the resale of the property.
  • Coordinates sub-contractors and supervises the repair/improvement process on REO properties.
  • Analyzes real estate market and recommends initial selling price for REO. Makes recommendations to management to adjust selling prices, as necessary.
  • Recommends best marketing approach for the given property based on established guidelines.
  • Responsible for selling REO properties and completing all paperwork associated with the sale and/or financing.
  • Makes sales calls and manages sales leads.
  • Recognizes and participates in the resolution of title and lien issues that become apparent. Resolution includes working with management, customers, and attorneys.
  • Inspects work performed on homes that have experienced fire damage in order to approve release of payment for the work.
  • May be asked to serve as a company representative at bankruptcy hearings, litigation, and evictions.
  • Performs field visits to perform a property inspections and occupancy checks.
  • May perform other duties as required.

Other duties as directed Education and Experience Requirements  

  • High school diploma or equivalent, required.
  • 2-4 years’ experience in real estate sales work and/or property management is preferred but not required.
  • Real Estate licenses and/or Mortgage Loan licenses are pluses but not required.
  • Must have a valid driver’s license and a minimum of 100/300/50 or $100,000 single limits in automobile liability insurance on vehicle that is use for business trips.
  •  Must have a cell phone.
  • Must have a device capable of taking photographs of properties being managed.

Knowledge, Skill, and Ability Requirements  

  • Must be able to establish own work schedule within Company guidelines in order to meet performance expectations because the position will have minimal daily supervision after initial training.
  • Must be able to communicate with customers in a manner which exudes self-confidence and even temperament.
  • Must have ability to work within a regulatory environment.
  • Must be able to drive long distances.
  • Depending on the location and volume of REO properties, overnight travel may be required.
  • Must have reliable transportation in order to perform job duties.
  • May be required to work in widely diverse geographic areas.
  • Evening and weekend work may be required.
  • To perform the functions of a Field REO Manager a significant amount of time is expected to be spent outside of the office and thus the successful candidate will be required to be outdoors in a variety of weather conditions.
