Our clients are businesses that own mortgage loans (such as banks and real estate investment firms). On their behalf, we manage (or "service") their loan portfolios, which means that we collect homeowners’ mortgage payments, pay their tax and insurance bills, and help homeowners in default to get current.
Primary Function
The Manager Special Loans of the Special Loans Department is responsible for management of the Special Loans Team. The manager’s responsibilities include interviewing and hiring agents, performance management, and production oversight. The position requires compliance management for all applicable investor and regulatory deadlines. The manager must ensure the team acts in accordance with best business practices to provide an excellent standard of efficiency and accuracy while maintaining loan data and executing customer facing processes.

Principal Duties
- Develop leadership and administration skills to build a team that achieves key performance indicators on a daily and monthly basis.
- Focus daily departmental activities to comply with the company’s strategies and goals.
- Monitor regulatory and investor requirements as they relate to the Special Loans Department.
- Suggest and manage new technology, systems, reporting and best in business practices to enhance efficiencies within the department.
- Lead and manage the team through change.
- Sets direction and reporting for the team to insure each team member is meeting CTQ measures on both quality and quantity.
- Creates, improves, and maintains all departmental policies & procedures.
- Oversees in the execution and creation of standards for the group by measuring performance to the established SLAs.
- Identifies missing controls and works with the business operations analyst to establish necessary reporting/quality controls.
- Responsible for all training related to Special Loans Specialist (training new employees and ongoing training as necessary).
- Oversees the researching of servicing histories and setup of ARM, DSI, and modified loans, SCRA, Prepayment Penalties, Commercial Loans, collects supporting documentation, and assists in preparing audit responses; analyzes exception reports and clears exceptions by researching and correcting errors.
- Manages research request stream via SCSM or other tracking tool; guides team on responding to issues with special and regular loans; identifies root causes and ensures proper remediations are opened and tracked to completion even for other operational groups.
- Manages the adherence of ARM loans a, which includes resolving servicing transfer/loan setup issues; researches ARM loan payment histories; and ensuring upstream processes are serviced within investor and regulatory guidelines.
- Manages the performance of ad hoc research items related to adjustments and payment reapplications to reflect the proper accounting of all payments made per department requests.
- Manages the group to ensure that daily tasks related to HELOCs, including HELOC checks and statements, are completed timely.
- Assists in monitoring and resolving items that are requested by compliance to remedy any state or client audit findings.
- Performs related duties as assigned.
Education and Experience Requirements
- High school diploma or equivalent, required.
- Bachelor’s degree, preferred.
- 6-8 years related experience.
- 2+ years management experience.
- Must have 4+ years of mortgage experience with experience reading and understanding mortgage closing documents.
- Proven track record of managing and motivating a team while ensuring each team member is held accountable for their responsibilities.
Knowledge, Skill, and Ability Requirements
- Proficient working knowledge of Microsoft Outlook, Word, Excel, SQL/data systems, and mortgage servicing systems.
- Strong knowledge of mortgage documents, security instruments, and modification documents.
- Strong verbal and written communication skills.
- Certain after hours/weekend support may be necessary for projects or high business volume situations.
- After hours and/or weekend email monitoring
- Up to 10% travel to other company locations for projects, training, etc.
